Once Offer Accepted ( steps to follow in-line )
3.The tenants agree to give a deposit by e-transfer to Sutton Centre Ouest Inc. within 48 hours.
4.The tenants will pay the moving fees required by the syndicate in order to obtain a moving date confirmation from the syndicate.
5.Proof of civil liability insurance ($2M) for the whole term of the lease required by the syndicate.
7.Confirmation Letter of the Hydro Quebec Account Transferred.
8.Potential Tenant must read and agree to building's by-laws and regulations.
9.Quebec Lease Draft in English or French.
During the Lease:
10.No Pets
11.Tenant shall not, and shall not permit anyone to, smoke or vape tobacco, cannabis or any other
illegal substance in any indoor part of the premises, the common areas.
12.No Airbnb or similar short term sublet will be considered a repudiatory breach of the lease.
13.Tenant will be responsible for paying any penalty due to their failure to comply with the
by-laws and declaration of co-ownership.
14.Tenant will also be responsible for paying any fees due to the loss of any keys or fob.
15.Tenant is not allowed to sub-lease or lease transfer without written permission from the
Landlord and the syndicate.
16. Only tenants who are listed on the promise to lease and the lease agreement are allowed to
reside within the premises. Any unauthorized residents would be considered a breach of the lease.
17. The following should never be put into the drains: dental floss, wipes, paper towel, ground
coffee, oil/grease, hairs, tampons, cat litter, bones, eggshells, paint, etc. Any unblocking the
drains caused by a misuse shall be at the LESSEE's expense. It is strictly forbidden to use any
drain unclogging liquids such as DRAN-0.
18. Battery replacements, light bulb replacements, filter cleaning and regular maintenance shall
be the LESSEE's responsibility.
End of Lease:
19. At the end of the term rented, the unit must be returned in the same condition as when rented
this includes all inclusions of the unit, as well as the condition of the floor.
20. If at the end of the term the lease is not renewed, the tenant MUST honor ALL visit requests
for all potential new tenants, for which 48 hours notice will be given.
21. The same applies to visits from prospect buyers in case the condo goes for sale during the term leased.

EXCLUSIONS
Heating, electricity, TV cable, internet etc. cost shall be assumed by tenants. Move-in and move-out cost charged by syndicate, if applicable.
